A roofer working on a pitched roof against an open blue sky

We climb it before we price it

Tinkloof has repaired, waterproofed, cleaned and replaced Helderberg roofs since 2007. Every quote starts with a site visit and a photographed report, so you can see exactly what you are paying for.

Nine jobs, one supervised crew

Pick the one that sounds like your problem. If it turns out to be two of them, the same foreman handles both and they go on one quote.

Roof repairs & leak tracing We find where the water actually enters, not where it drips out. Valleys, flashings, cracked tiles, loose ridging and failed seals around penetrations. Waterproofing Torch-on membrane, liquid rubber, parapets, box gutters and flat decks. Laid by our own membrane crew, not general labour. Re-roofing & replacements Full strip and re-cover in sheeting, tile or slate, including the timber and purlin repairs we find once the covering is off. Tile & slate work Cracked and slipped tiles, bedding and pointing, slate replacement and matching, plus sealing on porous older tile. Roof cleaning Algae, moss and years of Cape weather stripped off tile, slate and metal before any coating goes anywhere near it. Roof & exterior painting Roof coating systems on tile and metal, plus walls, cladding and trim, so the whole building leaves looking finished rather than patched. Gutters, fascia & downpipes Gutters cleared, re-hung to a proper fall or replaced, box gutters relined and fascia mended where the timber has gone. Chimneys, flashings & ridging The joints where roofs actually fail. Chimney aprons, wall abutments, valley linings and ridge capping, redone properly rather than sealed over. Inspections & condition reports A written, photographed condition report for buyers, sellers, trustees and insurers. Useful whether or not you use us for the work.

Not sure which one you need? That is what the free site visit is for.

All services in detail

What tired looks like, and what finished looks like

Drag the divider, or just keep scrolling and it moves for you. Most roofs we are called to look like the left. They are meant to end up looking like the right.

Tired Aged residential roofs under a grey sky, tiles darkened and weathered
Finished Clean red roof tiles in sharp condition against a clear blue sky

Weathered concrete tile. Cleaned, re-bedded where it had slipped, then sealed and coated.

Why our quote takes a day longer

Most roofing quotes are guessed from the driveway. Ours is not. We climb it, photograph it, and write down what we found before we write down a price.

  1. The call

    You tell us the address

Phone the office on 021 853 417 or send the address and what you are seeing. There is no charge for the visit and no obligation after it.

  2. On the day

    We get onto the roof

Every accessible area is walked and inspected, harnessed and anchored. Where access is genuinely unsafe we survey from a platform rather than guess from the ground.

  3. In the quote

    Photographs, not adjectives

The quote arrives within 48 hours as a written report with a picture of each defect, so you can see the cracked valley or the lifted ridging yourself and decide what to approve.

  4. Every day on site

    A foreman on every job

One named foreman runs the job start to finish, so you are never explaining yesterday to a stranger. His number is on the quote, and he answers it.

  5. Last hour

We clean up and walk it with you

Site left clean, offcuts and old covering removed and the finished work checked with you before the team leaves.

Roofs that cannot leak.

Homeowners are half our diary. The other half is the buildings where a leak stops something more expensive than a carpet.

  • Body corporates One leak is forty owners' problem and a special levy nobody voted for.
  • Retirement estates Occupied rooms, residents who cannot move out for a week and no tolerance for noise or mess.
  • Wine cellars & packhouses There is product under that roof. A December leak costs more than the roof did.
  • Schools Six usable weeks a year to do the work in, and the holidays do not move for anyone.
  • Guesthouses Every extra day of scaffolding is a room that cannot be sold.
  • Light industrial Long spans, tired sheeting and a floor full of stock that cannot get wet.

We plan these jobs around the building rather than our diary: school roofs in the holidays, packhouses once the fruit has gone out and guesthouses in the quiet weeks before the season.

What the Helderberg says afterwards

Two other roofers quoted off a photo on my phone. Tinkloof got on the roof, spent an hour up there and sent back pictures of a valley I did not know existed. The leak was nowhere near where the damp patch was.

The August southeaster lifted a whole run of ridge capping. Their foreman photographed every loose cap before he priced it, and the invoice matched the quote to the rand.

We are a body corporate of 32 units and had been patching the same roofs for years. Their condition report finally gave the trustees something to budget against.

Die vallei en die geute is in twee dae reggemaak en die erf was elke middag skoon. Die voorman het foto's gestuur. Ek het nie een keer self op die dak hoef te klim nie.

Bought a house with a roof I could not read. Their inspection report knocked enough off the offer to pay for the repairs twice over.

Afrikaans en Engels, ons help met albei. Ask us for a reference in your own street, we would rather you phoned someone whose roof you can stand under and look at.

Trained for heights, insured for the fall

Roofing is the trade where cutting corners hurts someone. Safety training is not paperwork here, it is the reason the same crew comes back every year.

  • Working-at-heights certification for every member of the roof crew
  • Harnesses and anchor points on every pitched job, not just the steep ones
  • Public liability cover, and the certificate goes out with the quote
  • Walk boards on fibre cement and older sheeting, every time
  • A first-aider and a full kit with every crew, every day

Before you call

The eight things people ask us most. Still not sure? Phone the office on 021 853 417 and ask.

Do you charge for a quote?

No. The site visit, the inspection and the written report are free, and there is no obligation after you receive them.

How quickly can you come out to a leak?

Phone the office and we will book the soonest slot. In the Cape winter the diary fills fast, so the earlier in the season you call, the better. If water is coming in right now, say so when you phone and we will treat it differently.

Can you patch it, or does the whole roof need doing?

Usually a repair. A roof that is structurally sound and only failing at the joints does not need replacing, and the report will say so plainly. Where a re-cover genuinely is the cheaper answer over ten years, we will show you why in the photographs rather than just assert it.

Why does the leak show up nowhere near the damp patch?

Because water runs along battens, purlins and the underside of the covering before it drops. Tracing it is most of the skill, and it is the reason we will not quote off a photograph of your ceiling.

Do you do domestic work or only commercial?

Both. About half the diary is houses and the rest is body corporates, packhouses, schools and guesthouses. The quote works the same way for all of them: a visit, photographs and a written report.

Which areas do you cover?

The Helderberg first, where we are based, then out through the Winelands and the eastern side of the metro. For larger contracts we travel further.

Somerset West, Strand, Gordon's Bay, Firgrove, Sir Lowry's Pass, Stellenbosch, Kuils River, Blue Downs, Macassar and Grabouw.

Will you fix the ceiling the leak damaged?

We close the roof first, then bring in the ceiling and cornice work as a second line on the same quote, so you are not chasing another contractor after we leave.

Who is actually on site?

One named foreman runs your job from the first day to the last, with the same crew under him. You get his number, and he phones you at the end of each day with what was done.
